Seneca sits in the Blue Ridge foothills of Oconee County, bordered by Lake Keowee and close to Lake Hartwell and Lake Jocassee. Many of the homes we see here are lake homes or second homes, often on sloped lots that run down toward the water. A luxury pool on one of these properties has to be designed around the grade, the view and the lake itself.
Designing a Pool for a Lake Property
On a lakefront or lake-view lot, the pool usually becomes the link between the house and the water. We look at where the slope can be cut or built up, how runoff will be handled so it does not head toward the lake, how equipment will reach the site, and which direction the pool should face to frame the view. You will see all of it in a 3D design rendering before construction begins.
Gunite is the natural choice for these homes. It can be built into a hillside, finished with a vanishing edge that lines up with the lake, and paired with a raised spa that spills into the pool. Premium pebble and quartz interiors give the water a color that works with the lake behind it.
Permits in Seneca and Oconee County
Inside Seneca city limits, permits are issued by the City of Seneca Building Codes office at City Hall. Many lake properties with a Seneca address are outside city limits, and those are permitted by the Oconee County Building Codes Division in Walhalla, which lists swimming pools among its permit types. Lake communities such as Keowee Key may also have their own architectural review. We confirm what applies, prepare the plans and handle the applications and inspections.
