Cumming is the county seat of Forsyth County and its only incorporated city, but most homes with a Cumming address are actually in unincorporated Forsyth County. The area runs from Lake Lanier on the east to Sawnee Mountain in the north, and backyards range from lake lots with docks to neighborhood lots in established communities. A custom gunite pool can be shaped to fit any of them.
Gunite Pools for Forsyth County Lots
Many Cumming-area lots have some slope, and lake properties often drop toward the water. Because a gunite shell is formed on site from steel rebar and pneumatically applied concrete, it can be stepped down a grade, built with a raised spa and spillover, or finished with a vanishing edge toward the lake. We start every project with a site visit and a 3D design rendering so you can see exactly how the pool will sit before construction begins.
City of Cumming or Forsyth County Permits
Which office permits your pool depends on your address. Inside city limits, residential permits go through the City of Cumming Department of Planning and Zoning, and the city’s residential permit application references the 2024 International Swimming Pool and Spa Code with Georgia amendments. Unincorporated addresses are permitted by the Forsyth County Department of Building and Licensing, which publishes its own residential pool permit packet. We confirm the right office, prepare the plans and manage the application and inspections. If your neighborhood has an HOA, we can prepare drawings for its architectural review as well.
